Terms & Conditions

These Terms & Conditions govern use of the Kleila Realty, LLC tenant portal and participation in any SMS notification program we make available. Your lease and other signed agreements remain separately controlling for the matters they address.

Portal use and account security

Use the portal only for lawful tenancy and property-management purposes. Provide accurate information, protect your login credentials, and promptly notify Kleila Realty if you suspect unauthorized access. You may not access another person’s account, interfere with the portal, introduce malicious code, harass or threaten others, or violate another person’s rights.

Property-management communications

The portal may be used for maintenance requests and replies, lease and property communications, account information, documents, and other services. Keep your contact information current and continue to review the portal and other communication channels provided for your tenancy.

Optional SMS notification program

Where offered, you may voluntarily opt in to receive low-volume operational SMS notifications from Kleila Realty. Message categories may include:

An eligible opt-in flow will require you to confirm or provide the receiving mobile number and affirmatively select an unchecked consent control. Merely viewing these terms does not enroll you. SMS consent is optional and is not a condition of tenancy, purchase, or portal access.

Message frequency varies. Message and data rates may apply. Reply STOP to opt out. Reply HELP for assistance, or contact kleilarealty@gmail.com. Opting out of SMS does not terminate your tenancy or prevent use of the portal.

Wireless carriers and communications providers are not responsible for delayed or undelivered messages. Delivery is not guaranteed and may depend on carrier availability, network conditions, device settings, and accurate contact information.

SMS is a supplemental notification channel. It is not the sole or guaranteed method for legally required notices, emergencies, or time-sensitive communications. Continue to use the portal and any notice methods identified in your lease or required by law. Do not use SMS for emergencies.

Kleila Realty does not plan to send marketing or promotional SMS under this operational program. Marketing or promotional messages would require separate and explicit consent where applicable.

Third-party services and charges

The portal may rely on third-party hosting, payment, document, communications, and other service providers. Their services may have separate terms. You are responsible for carrier, internet, device, or other third-party charges associated with your access or communications.

Privacy

Our Privacy Policy explains how information is collected, used, disclosed, and protected, including mobile phone numbers and SMS consent information.

Availability and changes

We may maintain, update, suspend, or discontinue portal or notification features when reasonably necessary. We may revise these terms to reflect service, operational, or legal changes. Updated terms will be posted here with a revised effective date. We will provide additional notice of material changes when appropriate.

General terms

If a provision is found unenforceable, the remaining provisions continue to apply to the extent permitted. A delay in enforcement is not a waiver. These terms do not replace or amend a lease unless a signed agreement expressly says otherwise.
